Sectionals are the piece we size most carefully when we stage a living room, because the wrong one makes a generous room feel small.
Start with the walkway, not the wall. Leave about 30–36 inches between the sectional and the coffee table or the next piece of furniture, and keep at least 18 inches between the seat edge and the coffee table so knees and feet have room. In a 12 × 14 ft room, an L-shape of roughly 100 × 80 inches usually leaves the walkway clear; in an open-plan room, float it and let the back of the sectional define the living area.
Modular sectionals are the flexible choice for New York and New Jersey homes with narrow stairs or a walk-up: each piece travels separately, and you can add an ottoman or armless chair later or split the set across two rooms. Fixed sectionals sit more crisply but need a clear path for their longest section — measure doorways, the turn at the top of the stairs and any elevator before you order.
On fabric: bouclé and textured weaves hide wear and pet hair well and feel warm in winter; performance fabrics shrug off spills; velvet looks richest but shows pressure marks. Every sectional here is in stock in New Jersey, delivered to your door in 7–10 business days, or ready for free pickup in Midland Park.
