Furnishing 40 studio apartments at 511 Newark Avenue
How Superb Staging & Design designed and furnished all 40 studio apartments in a new Jersey City building for developer Harbor View Builders.
On Newark Avenue in Jersey City Heights, near the foot of Palisade Avenue, a site that held a headstone business since 1929 is now a five-story apartment building. 511 Newark Avenue has 40 efficiency studios above a ground-floor storefront, with a fitness room, a resident lounge and co-working space, and a shared roof deck. Superb Staging & Design designed and furnished every one of the 40 apartments for the building’s developer, Harbor View Builders.
This is how we approached it.
Why furnish a rental building at all
A studio is a hard room to show empty. Without furniture, a prospect sees four walls and has to guess where the bed goes, whether a desk fits, and where guests would sit. Most people guess conservatively, and the space reads smaller than it is.
Furnished units answer those questions before anyone asks them. For a building made entirely of studios, that matters across the whole rent roll, not just one model unit. Harbor View Builders wanted all 40 apartments finished to the same standard so the building could be shown, and lived in, as a complete product.
Start with the floor plan, not the furniture
Every layout began with the footprint. In a studio, the job is to create distinct places within one room: somewhere to sleep, somewhere to work, somewhere to eat, and a clear path between them. We planned those zones first and only then chose pieces that fit them.
That meant measuring for real clearances, not catalog dimensions. A sofa that is a few inches too deep can block a walkway. A dining table that seats four may be the wrong choice in a room where two stools at a counter do the same job with more floor left over. Storage counts too, because in a small apartment anything without a place ends up in view.
One design language, many units
Forty apartments in one building should feel related. A prospect touring two or three units, or comparing photos online, should see a consistent level of finish and a consistent point of view.
We built a single palette and furniture program for the building, then adjusted it to each unit’s shape. Not every studio is identical, and some have rear balconies, so the plan flexed where the rooms did while the overall look stayed the same. Consistency also helps the owner later. When a piece needs replacing, it is easy to match.
Built for a rental building
Rental furniture has a different job than furniture in a single-family listing. It has to hold up to daily use and turnover between residents, and it has to be easy to clean and maintain. We chose pieces with that in mind: durable surfaces, sensible fabrics and scale suited to small rooms, while keeping the finished result warm and considered rather than generic.
What developers can take from it
Plan the furniture early. Unit dimensions, outlet locations and window placement all affect what fits. The earlier the design starts, the fewer compromises later.
Treat the building as one product. A consistent program across every unit makes marketing simpler and maintenance easier.
Scale matters more than style. In small units, the right size piece does more for how a room feels than any single design choice.
