Common questions

Furnished rental partnerships, explained.

How can a furnished-unit program create additional rental income?

For property-paid units, a property can position furnished apartments as a distinct leasing option and set its own furnished premium. That premium needs to cover furnishing and operating costs, and additional income is not guaranteed. Ownership and management retain control of rents, lease terms, availability, and resident eligibility; a resident-direct furniture rental is a convenience amenity rather than an automatic source of landlord income.

Who is this service designed for?

We work with multifamily developers, property managers, corporate and short-term rental operators, and condo communities that want to offer thoughtfully furnished homes in the markets we serve.

Can residents rent furniture directly?

A resident-direct furniture rental option can be included in a custom proposal when it fits the property and program. The final structure, rental term, pricing, and responsibilities are agreed before launch.

Can the property pay for furnished units?

Yes. We can propose property-paid furnishings for model units, designated furnished inventory, or a broader rollout. The proposal defines the furniture, design, delivery, setup, term, and any ongoing services.

Can model-unit staging be part of the partnership?

Yes. Model-unit staging can serve as the physical showcase for a furnished-living program. Any staging credit, waived fee, or other commercial arrangement is documented in the property-specific proposal.

What does Superb handle?

Depending on the agreed scope, Superb can plan the furniture package and coordinate delivery, setup, and pickup. Replacement, maintenance, refreshes, storage, and resident support are included only when specified in the proposal.

Where is the service available?

Current coverage includes our active New Jersey and New York markets, plus Fairfield County, Connecticut. This includes markets such as Hoboken, Jersey City, Westchester, and Greenwich. Project feasibility is confirmed by address and scope.
